Lend Lease originally appointed Keppie as implementation architects in 1999. With its combined retail and leisure offer, the project demonstrated an innovative approach to commercial development. A series of dramatic internal spaces include a three-storey rotunda and a grand hall overlooking the water, offering sweeping panoramic views of the Firth of Forth, the hills of Fife and the Edinburgh skyline.

 

The mix of specialist retail, restaurants, bars, and cinemas, along with the iconic former Royal Yacht Britannia and visitor centre all boost the centre’s role as a major tourist destination.

 

Keppie continue to work with the new owners, Resolution Property, and have recently undertaken a new masterplan to help guide the future development of the centre with greater emphasis on leisure and casual dining with waterfront bars, venues and a hotel. The restaurants within the centre have been reconfigured to improve the dining and leisure offer and larger retail units have been created in response to the current market demand. A new extension to house a bigger H&M store, was completed in 2015. An application for Planning Permission in Principle for a new hotel was submitted in June 2016. The consented scheme will allow for a built envelope that could accommodate up to 400 beds.
