Douglas House, 116 Waterloo Street


Keppie Design developed a detailed proposal for an 8,000 sqm speculative office development on behalf of PATRIZIA UK. The new scheme will replace the existing, vacant Douglas House located on the prominent junction of Douglas Street and Waterloo Street.


The proposal incorporates a new 15 storey, Grade A office building with a feature glazed, double height reception area to the highly profile city centre block corner. Staff amenities, including cycle storage, showers, changing and drying facilities are accommodated at ground and mezzanine levels.


Keppie’s design delivers a striking and modern office building, comprising of a rich palette of materials incorporating aluminium, solar controlled glass and precast concrete panels in a refined and ordered layered façade. The development also includes a generous and elegant colonnade on Waterloo St which will be a welcome addition to Glasgow’s public realm.
